HFM were commissioned by Capital & Regional as Architects and Project Managers for the refurbishment of the East Office Block project at The Mall, Luton.
This 4-storey office building sits above the shopping centre and had been vacant for several years. It was therefore in poor condition internally and required all new services, lifts, toilets and finishes to the offices within a tight budget due to the depressed rental market in Luton.
The potential tenant, a department of the Local Authority, provided a brief for mainly open plan desking for 60 persons per floor plus some cellular offices and meeting rooms.
Due to the restricted floor to ceiling heights, our solution was to omit the suspended ceilings and run new a/c services down a central spine, feeding out to individual VRF cassette units surface mounted on a new plasterboard soffit.
Unfortunately, the project was put on hold at the start of the COVID-19 pandemic.
